Sea-facing rooms on P J Ramchandani Marg (Apollo Bunder) are the most expensive real estate in the file — expect ₹18,000 to ₹32,000 a night at the Taj Mahal Palace and its neighbours, more during December. The value band sits one block inland on Mandlik Road, Best Marg and Nathalal Parekh Marg, where good mid-range doubles run ₹7,000 to ₹12,000 and you still walk to the Gateway in six minutes. Guest houses on Arthur Bunder Road and Henry Road do ₹3,500 to ₹6,000, often with no lift and shared corridors. Avoid rooms with windows directly over the Causeway: hawker noise and horns run until 10pm and start again at 7am. Avoid the far southern end near Colaba Market and Sassoon Dock in the mornings unless the smell of a working fish dock is neutral to you.
