What it is

Guests typically choose Borivali for its balance of location and price; Lemon Tree Premier Malad is a good fit if you want to be near the action in Mumbai.

Where it sits

Lemon Tree Premier Malad is in Borivali, at Mind Space Malad West Mumbai 400064 Maharashtra, Mumbai. Straight-line, that is about 10 km from Terminal 2, 26 km from CSMT and the Fort offices, and 13 km from the Bandra Kurla Complex.

Road times in Mumbai are not a function of distance. Modelled at the city-wide average of about 17 km/h, that is roughly 36 minutes to the airport, 93 minutes to Fort and 45 minutes to BKC — add half again in the evening peak, and take the train instead wherever the route allows. These are modelled figures, not measured ones.

What is included

The property lists 2 facilities. The ones that decide a booking are grouped below; anything unusual — early check-in, a late departure, a desk that takes a laptop — is worth confirming when you book, because listings and reality drift.

Staying in Borivali

The practical band is around Borivali station east and the Western Express Highway service road, where business hotels run ₹2,500–₹6,000 including breakfast and parking, and you are 10 minutes from both metro lines and the park gate. On the west side, IC Colony and Eksar offer quieter guesthouses and serviced flats at ₹3,000–₹6,500 with genuine neighbourhood atmosphere but a longer walk to the station. Long-stay apartments in Borivali West and Kandivali rent at ₹30,000–₹60,000 a month. Avoid rooms directly over the station approach road, where hawker noise starts at 5am and the auto-rickshaw stand never stops, and avoid the very cheap lodges in the lanes immediately east of the tracks — ₹1,200 buys a windowless box. Ask whether the hotel is within walking distance of a metro station; several claim it and are 2 km away.

More on the neighbourhood, including how to move around it and what is worth walking to, is on the Borivali page.

What it costs

We do not hold a live rate for Lemon Tree Premier Malad at the moment; hotels in Borivali on our list start at about ₹5,600 a night. Check the live price before you plan around a number — Mumbai rates move with the trade-fair and wedding calendars, and a room can double in the week of a large event.

November to February is the expensive season and the comfortable one. June to September — the monsoon — is the cheapest, and the rain is less of an obstacle than people expect if you plan around the mornings.

This hotel is good only if you do not want peace. This hotel has a pub on the G-floor and they play very loud music until late night. Music penetrates through rooms irrespective of the floor. Which means you cannot sleep/stay in your room peacefully. EXTREMELY ANNOYING!!

Quite a old property now, not well maintained. Beds are too soft and with thick pillows makes worse. Good staff and service. There is a oud music or discotheque down at the restaurant which is weird for a business hotel. Take room on the front road side to avoid music. Breakfast was just good but not great. Room…
