Inside a square kilometre you have Kamala Mills, Todi Mills, Mathuradas Mills and Raghuvanshi Mills — old weaving sheds now holding trading desks, ad agencies, restaurant groups and co-working floors — plus One Indiabulls Centre, Peninsula Corporate Park and the Phoenix Palladium mall. Half the meetings on a Mumbai business trip happen within 800 m of Senapati Bapat Marg. If your calendar says Parel, Prabhadevi, Worli or Nariman Point, this is the correct base and nothing else comes close.
It is also brutally congested. Senapati Bapat Marg and Ganpatrao Kadam Marg carry the entire mill district's traffic through two railway crossings, and the Lower Parel road bridge — shut for four years and reopened in 2022 — still bottles up at 6pm. A 3 km cab ride here can take 25 minutes and ₹200; the same trip walking takes 35 and costs nothing. Locals who know better walk to Lower Parel or Prabhadevi station and take the Western line, which is faster than any car at rush hour.

Do a brewpub crawl through the mill compounds
Start at Toit in Mathuradas Mills on Tulsi Pipe Road, walk 600 m to Doolally in Kamala Mills, finish at the Social compound in Todi Mills. Pints run ₹350–₹500, kitchens close around midnight, bars at 1.30am. All three are within a 12-minute walk of each other.
See a play at Ravindra Natya Mandir, Prabhadevi
On Sayani Road, about 1.5 km south. Marathi and Hindi theatre most evenings, tickets ₹200–₹600, curtain usually 7.30pm or 9.30pm on weekends. The adjoining Mini Theatre hosts experimental work. Book at the counter in the afternoon or through BookMyShow.
Shop Indian designers at Phoenix Palladium
Senapati Bapat Marg, opposite the St. Regis. Ignore the international chains on the lower floors and go up for Indian labels and the Good Earth store. Open roughly 11am to 10pm. Useful for last-minute formalwear if your luggage went missing at T2.
Walk to Mahalaxmi Racecourse at sunrise
About 2 km south-west via Dr E Moses Road. The public perimeter and the Mahalaxmi Dhobi Ghat viewing bridge over the railway are best before 8am. The racecourse itself runs meets from November to April, with entry from ₹100 to the public enclosures.
Take the monorail once for the view
The Lower Parel monorail station links the mill district to Wadala and Sant Gadge Maharaj Chowk. Fares are ₹10–₹30, trains are air-conditioned, and it is almost empty — a rooftop-level tour of the old mill and chawl landscape for less than the price of a coffee.

Where to stay, and what it costs
The premium anchor is the St. Regis on Senapati Bapat Marg, directly attached to Phoenix Palladium, at ₹15,000–₹28,000 a night with a rooftop bar on the 37th floor; ITC Grand Central on Dr Babasaheb Ambedkar Road in Parel is a 15-minute walk away and comparably priced, with strong sustainability credentials for the LEED-conscious. Mid-range business hotels cluster on Ganpatrao Kadam Marg and around Elphinstone Bridge at ₹5,500–₹9,000. Serviced apartments near Raghuvanshi Mills and Todi Mills work well for month-long postings at ₹90,000–₹1,60,000. Choose a room facing away from Senapati Bapat Marg: the road is a 24-hour noise source and the mill compounds add valet horns until 1am. Avoid the cheapest lodges around Lower Parel station's east side — they are ₹2,000 rooms with shared bathrooms marketed as boutique, and the lanes flood in July.
Getting in and out
From Terminal 2 it is 20–22 km down the Western Express Highway: 45 minutes at 6am, up to 90 in the evening, ₹550–₹800 by cab. The greener route is Metro Line 3 from the CSMIA T2 station to Acharya Atre Chowk or Worli for ₹10–₹70, then a five-minute auto. From CSMT and Churchgate, take a slow Western line train to Lower Parel or Prabhadevi station — 12 to 18 minutes for ₹10 second class — and walk 700 m to the mill compounds. Inside the district, walk: everything from Kamala Mills to Phoenix Palladium is under 15 minutes on foot, and autos will refuse the short hops anyway.

For a low-carbon trip Lower Parel is the best-performing district in the city on the numbers: LEED-rated office towers, walkable meeting clusters, Western line trains at ₹10, monorail and now Metro Line 3 within a short hop, and enough restaurants that no delegate needs a car all evening. It suits deal teams, conference delegates and anyone who values a 12-minute commute. It suits nobody looking for quiet, sea air or old Bombay charm — for those, go to Marine Drive or Kala Ghoda.
